SharpLine Commercial Partners Announces 13,400-SF Lease with The Appliance Outlet in Oceanside

Essential business retailer will be open for business early July

Oceanside CA— SharpLine Commercial Partners, a full-service boutique commercial real estate brokerage firm, is pleased to announce that it has negotiated a five-year, 13,400-sf retail lease at 1527 Mission Avenue in Oceanside, CA on behalf of the ownership.

With this lease, the tenant, home appliance retailer The Appliance Outlet, will be adding its second Southern California location. Due to the pandemic, the grand opening was delayed but now the retailer has been approved as an essential business and the store is anticipated to be open for business with social distancing guidelines in place in early July.

“The City of Oceanside is a dense, infill coastal community that is currently undergoing a significant amount of new residential development near its boardwalk,” said Barbara Armendariz, President and Founder of SharpLine Commercial Partners. “We were able to communicate the benefits of this strategic location to the partners with The Appliance Outlet who were looking to expand the retailer’s brand in San Diego.”

 

Armendariz noted that The Appliance Outlet’s new space, which is within Mission Promenade, a 109,000-sf retail center, has been vacant for more than five years. With this new lease, the center is now 77 percent occupied with anchor tenants including El Super and DD’s Discounts.

“My partners and I are extremely excited about opening our second location,” said Tony Rascon, Partner with The Appliance Outlet. “We opened our first store in Riverside just over one year ago with the goal of providing quality major home appliances at a fraction of the cost of competitors and excellent customer service and we have been successful at accomplishing that goal.”

Rascon observed, “While we were located in Riverside and serving the greater region there, we had a growing customer base in San Diego area markets including Vista, San Marcos, Escondido, Carlsbad and Oceanside. We were excited about the expanded customer base, however, the logistics hindered our service offerings. With this new location, we will be able to keep our full-service delivery and product offerings to our growing San Diego area customer base.”

Mission Promenade is well-located off Mission Blvd. (the main thoroughfare leading into downtown Oceanside) and Interstate 5 across from Ocean’s Eleven Casino. There is a population of more than 71,000 people within a three-mile radius of the property.
